Abatement Clause

An Abatement Clause is a provision in a rental contract, or a lease agreement, that attempts to excuse or release the tenant's common law obligation to pay rent where and Act of God, or Causa Major, prevents the tenant from being able to take up actual occupancy. Under the clause, rent is said to have abated.
